TCPM provided Project Management and Owner’s Representative services to the District of North Vancouver for the 40,000 sq. ft. new main branch of the Lynn Valley Library.  The project features a large outdoor plaza which has become a vibrant Town Centre for Lynn Valley.  Approximately 30,000 sq. ft. of retail shops and a free-standing restaurant adjoin the edge of the plaza, adding to the attraction.  The project also includes 15,000 sq. ft. of office space and 215 below grade parking stalls.

Designed by Henriquez Partners Architects, the library features a stunning array of natural materials such as copper, timber, and local stone. The library and associated town square is a landmark in the centre of the community.

TCPM coordinated all aspects of the planning, pre-construction and design activities with user groups, community representatives, Library and District staff, and the Architects.  The pre-construction phase included land acquisition negotiations including expropriation, a road closure including relocation of all major utilities, retail leasing coordination and budget approval.

TCPM managed the project during the construction phase which commenced in May of 2005 under a construction management process with Darwin Construction.  Completion of the project occurred in October 2007.

TCPM provided tenant coordination services for 15 different tenants that leased space in the facility.  In 2009, a free-standing restaurant was added to the complex.  The project achieved a LEED silver sustainability award.
